HOW DO YOU CHOOSE THE RIGHT AREA TO LIVE IN LAS VEGAS AND SOUTHERN NEVADA?
There isn’t one “best” neighborhood or community in Las Vegas. The right area depends on your budget, commute, preferred home style, lifestyle, and the amenities that matter most to you. Some buyers prioritize newer construction or master-planned communities, while others care more about larger lots, established neighborhoods, mountain views, proximity to work, or being close to restaurants and entertainment. I help my buyers compare those differences so they can focus on the parts of the Las Vegas Valley that actually fit what they’re looking for.
LIVING IN LAS VEGAS
Las Vegas includes far more than the Strip. Residential communities stretch throughout the valley, offering everything from established neighborhoods and larger lots to newer developments, gated communities, condos, and luxury homes. Prices and home styles can change considerably depending on which part of the city you’re considering, so I help buyers compare neighborhoods based on their budget, commute, priorities, and the type of home they actually want.
LIVING IN HENDERSON
Henderson is one of the largest communities in Southern Nevada and offers a wide range of neighborhoods, from established areas to newer master-planned communities and luxury homes. Buyers can find everything from condos and starter homes to gated communities, golf course properties, and larger homes with mountain or Las Vegas Valley views. With shopping, dining, parks, recreation, and easy access to much of the valley, Henderson can appeal to buyers with very different budgets and priorities.
LIVING IN SUMMERLIN
Summerlin is a large master-planned community along the western edge of the Las Vegas Valley near Red Rock Canyon. It includes numerous villages and neighborhoods with a wide variety of homes, from condos and townhomes to gated communities and luxury properties. Buyers are often drawn to the area for its parks, trails, shopping, dining, golf courses, community amenities, and access to outdoor recreation, but prices, HOA fees, and home styles can vary significantly depending on the specific neighborhood.
LIVING IN NORTH LAS VEGAS
North Las Vegas offers a mix of established neighborhoods, newer developments, gated communities, and master-planned areas throughout the northern part of the Las Vegas Valley. Buyers can find a wide range of home styles and price points, including newer construction and communities with parks, trails, and neighborhood amenities. Location can make a significant difference here, so I help buyers compare individual neighborhoods, commute considerations, home values, and available properties rather than treating all of North Las Vegas as one market.
LIVING IN NORTHWEST LAS VEGAS
Northwest Las Vegas includes a wide variety of neighborhoods and communities, with everything from established homes and larger lots to newer construction, gated neighborhoods, and properties with mountain views. Areas throughout the northwest can offer a more suburban feel while still providing access to shopping, dining, parks, and major roads connecting the rest of the valley. Because the northwest covers a large area, home styles, lot sizes, HOA fees, and prices can vary considerably from one neighborhood to another.
LIVING IN SOUTHWEST LAS VEGAS
Southwest Las Vegas has grown significantly over the years and offers a mix of newer communities, gated neighborhoods, condos, townhomes, and single-family homes. Buyers are often drawn to the southwest for its newer housing options, convenient access to restaurants and shopping, and proximity to major roads connecting the area with the Strip and other parts of the valley. As with much of Las Vegas, prices, HOA fees, lot sizes, and amenities can vary considerably between communities.
LIVING IN SOUTHERN HIGHLANDS
Southern Highlands is a master-planned community in the southern Las Vegas Valley with a mix of neighborhoods ranging from more affordable single-family homes to gated and luxury communities. The area is known for its parks, trails, community amenities, and convenient access to I-15, making it relatively easy to reach the Strip, Harry Reid International Airport, and other parts of the valley. Home styles, lot sizes, HOA fees, and prices can vary significantly depending on the specific neighborhood within Southern Highlands.
LIVING IN CENTENNIAL HILLS
Centennial Hills is located in the northwest Las Vegas Valley and offers a suburban feel with a mix of established neighborhoods, newer communities, gated properties, and homes on larger lots. Buyers are often drawn to the area for its mountain views, parks, shopping, dining, and access to the northwest side of the valley. Housing options range from condos and townhomes to single-family homes and larger properties, so prices, lot sizes, and HOA fees can vary considerably throughout the area.
LIVING IN THE LAKES
The Lakes is an established community on the west side of Las Vegas built around a series of man-made lakes and residential neighborhoods. Buyers can find everything from condos and townhomes to single-family homes, waterfront properties, and larger custom homes. Its location provides convenient access to Summerlin, shopping, dining, and much of the west side of the valley.
For me, though, The Lakes is more than an area I sell real estate in—it’s home. My grandparents were original homeowners in The Lakes, my parents have lived in the same home here since 1993, and every home I’ve personally owned has been in The Lakes. I’ve watched this community and the surrounding west side of Las Vegas change for more than three decades, so when I talk to clients about living in The Lakes, I’m not just speaking as a real estate agent. I’m talking about the neighborhood where my family has put down roots for generations.
LIVING IN BOULDER CITY
Boulder City offers a very different lifestyle from much of the Las Vegas Valley. Located southeast of Las Vegas near Lake Mead and Hoover Dam, the city is known for its smaller-town atmosphere, established neighborhoods, historic character, and access to outdoor recreation. Housing options range from older homes with unique character to newer properties and larger homes, giving buyers an alternative to the more densely developed communities throughout the Las Vegas Valley.

What are the best neighborhoods to live in Las Vegas?
There isn’t one neighborhood that is best for everyone. The right area depends on your budget, commute, preferred home style, lifestyle, and the amenities that matter most to you. Buyers often consider areas such as Summerlin, Henderson, Northwest Las Vegas, Southwest Las Vegas, Southern Highlands, Centennial Hills, and other communities throughout the valley. I help my clients compare those areas based on their actual priorities rather than simply recommending the same neighborhood to everyone.
Is Summerlin or Henderson better to live in?
Neither is automatically better—it depends on what you’re looking for. Summerlin is a large master-planned community on the west side of the Las Vegas Valley near Red Rock Canyon, while Henderson includes numerous communities across the southeast side of the valley with a wide range of home styles and price points. Commute, budget, amenities, HOA fees, home style, and the specific neighborhood can all affect which area makes more sense for you. I help buyers compare the actual homes and communities in both areas rather than choosing based on the name alone. Of course, there is one longstanding Las Vegas rule: people who grew up around Summerlin will tell you they’d never live in Henderson, and people from Henderson will happily return the favor. I don’t make the rules.
What areas of Las Vegas have newer homes and new construction?
Newer homes and new construction can be found throughout different parts of the Las Vegas Valley, particularly in growing areas around the edges of the valley. Availability changes as builders open and close communities, so I don’t recommend choosing an area based solely on where construction is happening today. I help buyers compare new construction with resale homes based on location, price, builder incentives, HOA fees, lot premiums, upgrades, and the overall cost of owning the home.
What Las Vegas neighborhoods have larger lots?
Larger lots can be found throughout different parts of the Las Vegas Valley, particularly in some established neighborhoods and areas where homes were built before smaller-lot development became more common. Northwest Las Vegas and other pockets of the valley can offer properties with larger yards, RV parking, pools, workshops, or additional space between homes. Because lot sizes can vary dramatically even within the same area, I help buyers search based on the actual property characteristics they want rather than assuming every home in a particular neighborhood will have them.
Which Las Vegas neighborhoods have the best mountain views?
Mountain views can be found throughout the Las Vegas Valley, but they can vary significantly from one property to another—even within the same neighborhood. Areas along the western and northwestern edges of the valley can offer impressive views of Red Rock and the surrounding mountains, while elevated areas in Henderson and other parts of the valley may offer mountain, city, or Strip views. If views are important to you, I recommend evaluating the individual property, lot orientation, surrounding development, and what could potentially be built nearby rather than relying on the neighborhood name alone.
How can I decide which Las Vegas neighborhood is right for me?
Start with the things that will affect your everyday life: budget, commute, home style, lot size, HOA preferences, amenities, and the places you expect to visit regularly.
